Topping Out the Ritz-Carlton Hotel and Club St. Thomas, USVI |

Kraus-Manning, Inc. of Orlando Florida and the Ritz-Carlton Development Company hosted a topping out party celebrating the structural completion of the fifth building at the project location in St. Thomas, USVI. |
The project is situated on the east end of St. Thomas. The property is referred to as Bluebeard’s Beach and is bordered by Great Bay to the east and Mueller Bay to the north. The total beach frontage on Great Bay is approximately 1,300’ and on Mueller Bay is approximately 1,000’. There are significant elevation variations on the site, which provided challenges for development. The elevations varied from approximately 5’ at the beach to 55’ in the hilly area.
Kraus-Manning, Inc. has served as the exclusive Project and Construction Managers for Marriott Vacation Club International/Ritz-Carlton® Development Company and Ritz-Carlton® Hotels for the design and construction of this multiple project program. The overall project consisted of the renovation of the existing Ritz-Carlton® Hotel comprised of 152 hotel units, the expansion of two new hotel buildings with 24 units each, and a new Ritz-Carlton® Club Resort, the luxury tier fractional product of Marriott Vacation Club International/Ritz-Carlton® Development Company. The Ritz-Carlton® Club Resort consisted of four new buildings including of 80 fractional ownership suites ranging up to 2,000 sf in area. Site amenities include the construction of a new Spa Facility, a Members Club, pools and a new Pool Bar & Grill.
As Program Managers for this project, Kraus-Manning celebrated this milestone event with a reception ceremony to recognize the teamwork of staff and the Ritz-Carlton Development Company. Attending this celebration was the Honorable Austin “Babe Monstano, Chairman of the Costal Zone Management Commission. This phase of the project is currently ahead of schedule and under budget.
